Getting Pre-Approved

Before we begin the search, your first step is to get pre-approved for a mortgage loan — unless you’re paying in cash. A strong pre-approval positions you as a serious buyer and defines your price range early.

I can connect you with trusted local lenders who understand the nuances of the desert market. Based on your income, assets, and credit, your mortgage consultant will help determine how much a bank will lend and what financing options fit your goals.

Analyzing Your Needs

Next, we’ll explore your lifestyle goals — your must-haves and nice-to-haves. Whether that’s natural light, privacy, a view corridor, or HOA-maintained ease, this stage defines our focus.

We’ll refine your search criteria and begin building a personalized list of properties that align with your vision.

Finding Your Dream Home

Now the fun begins. I’ll schedule private showings based on your availability and preferences, ensuring you see the most relevant properties. You’ll receive real-time notifications for new listings, coming-soon homes, and exclusive off-market opportunities through my Realtor network.

Our goal is to balance discovery with discernment — so you can fall in love with the right property, not just the first one.

Making the Offer & Negotiating Terms

Once we identify “the one,” I’ll prepare and present a professional offer package that includes your Proof of Funds and Pre-Approval Letter.

If your offer differs from the seller’s terms, we may receive a counteroffer — which we’ll review carefully together. From pricing to closing timelines, my job is to guide you through each decision with confidence and strategy.

The Escrow Process

Escrow acts as a neutral third party that safely holds funds and paperwork during your transaction. Once your offer is accepted, escrow ensures that both buyer and seller meet all contractual terms before the title officially transfers.

I’ll help you navigate each step, from document delivery to signing schedules, so nothing feels unclear.

Contingencies & Inspections

During escrow, we’ll schedule professional home inspections to assess the property’s condition. Together, we’ll review disclosures and the preliminary title report.

If issues arise, we can request repairs or credits within the agreed contingency period. My role is to make sure your interests are protected and timelines are met.

Securing Your Loan

Once inspections are complete and contingencies are satisfied, your lender will order an appraisal and finalize your mortgage.

When loan approval is issued, you’ll wire your closing funds, confirm homeowner’s insurance, and prepare for funding. Once escrow closes, the keys — and your next chapter — are officially yours.
