The short answer: when your home looks its best and your story is ready to be told. But there’s also a rhythm here, one I’ve come to know well.
Peak season: January – April
This is our high season — the desert in full bloom. Events like Modernism Week, the BNP Paribas Open, and endless sunshine draw visitors from around the world.
It’s the best time to sell in Palm Springs, Rancho Mirage, and La Quinta because buyers are here, inspired, and ready to make decisions. Homes show beautifully in the winter light, and the energy in the market is unmistakable.
The quieter summer months
June through September feels slower, but that’s exactly when serious buyers surface. With fewer new listings, well-presented homes stand out. If your property is turnkey and climate-controlled, this can be a golden opportunity to attract motivated, year-round residents.
The fall refresh
Autumn brings calm skies and decisive buyers. From October to early December, many people return for golf season or holiday events, ready to find “the one.” Inventory is lean, and listings shine against those gold-toned sunsets.
